3 Weeks into the New Year, and how is Your Life in the Fast Lane?

Working in The Fast Lane3 weeks into the New Year, and how is Your Life in the Fast Lane?
It would appear that only a few days ago we where all excited about the New Year, and all had a variety of plans, commitments and resolutions......

Well now that the year is about 3 weeks old, are you still on track?  Are your New years resolutions starting to pay off, are your plans implemented and how about those commitments to friends, family and other loved ones.....?

To be honest, we are not much on Resolutions, (at least not for the New Year) we typically just set out a plan, and get to work on it, individually or together....

However, this past December and due to a challenge we participated in our Active Rain Blogging Community, we did set out to get going on a number of commitments and plans both personal and business related.

  • We decided it is time to refresh our Web Presence, and have committed to have our new Website on Line by the end of this month
  • We decided to stay in touch better with our on and off line clients, and as such are now using Happy Grasshopper, it offers a fun and exciting way to stay in touch and  is already being well received after the first email.
  • Linda wanted to work on her administrative skills, and just Completed a one Week (very good) Assistant Course from Professional Real Estate Assistant Training (www.pratraining.com) in Vancouver, BC. Good for you Linda, I am very proud of you..... and thank you Nina Campbell (604)-209-1225, you are a Pfanntastic Teacher and Friend.
  • We are moving forward with getting 6 New Community Blogs up and running over the next 4 to 6 weeks, and we are very excited about the ways we will use these, and enhance our services to the communities and clients. We have reserved the URL's, and have started to create the designs and content concepts.Life in the Fast Lane
  • We are also moving forward with Creating 2 new specialty Blogs for 2 specific Target Markets we want to focus on for the next years. We will launch these also over the next 6 weeks.
  • We have also decided we needed to get back to using regular mailings from time again to our Off Line Data Base, and as such have created and ordered a series of Pfunny postcards from Flashcards.
  • We feel we are on track to get all our plans implemented over the next few weeks and we will hit the market running, when the Spring Market takes off....
  • As we know when the flowers come out of the ground, so do the For Sale signs...

Saanich West Is Located Just North of Esquimalt and Victoria, and West of the Pat Bay Highway, and combined with Saanich East is the Largest Municipality  in Greater Victoria.

Reviewing Single Family Home Market Activity In Saanich West for 2011:

  • 28 Fewer Listings during the year, on 606 listings is 4.5 %  fewer
  • 20 Fewer Sales during the year in Saanich West, (6.57 % fewer)
  • 50.17 % of all Listings Sold  (down 0.93 % from 2010)
  • The Average time on the Market for the Homes that did sell increased by 17 days.
  • In General for Saanich West 2011 was very much a treading water type year, with not too many significant changes in so far as the numbers of listings and sales.

Reviewing Single Family Home Market Value Activity for the Saanich West for 2011:

  • Average Sales Prices Increased Modestly by little over 4.18%,
  • The Median Sale Price Increased by a bit over 7.14 %)
  • The Spread between List & Sale Prices Decreased Slightly (1.09 %)
  • Some Neighbourhoods did see significant Changes in sales value results, but with a limited data sample (anything less than 5% of the total number of sales in a community) these numbers are not reliable value indicators for the area.
  • The Overall Increase in Saanich West Sales Prices is an indicator that people are recognizing Saanich West for the reasonably good value that it represents in Greater Victoria.

The West-Shore  (also called The Western Communities) is Located Just West of Saanich,  and Victoria, and contains View Royal, The Highlands, Langford, Colwood, Methchosin, and Sooke, most of Greater Victoria's New Single Family homes are constructed in the West-Shore.


 West-Shore, Single Family Homes Real Estate Market 2011 Year in Review
Reviewing Single Family Home Market Activity on the  West-Shore for 2011:

  • 2011 shows Colwood and View Royal with Fewer Listings compared to 2010.
  • With 95 fewer sales in the Western Communities, only Metchosin saw an increase in the number of sales compared to 2010.
  • In 2011 it took 12 days Longer on average  to sell a house in the Western Communities, with only Metchosin selling faster than in 2010. All in all the homes that are selling are doing so in approx. 2 months.
  • Listing to sales ratio (how many of the listings actually sell) dropped from to a little more than 36%, this clearly is the biggest challenge for the Western Communities.
  • In the Western Communities, New Home Construction is the highest compared to most other Greater Victoria Communities, and as such impacts the inventory levels and the with that the relative competitiveness of properties in the Market.

West-Shore, Single Family Homes Real Estate Market 2011 Year in Review

Reviewing Single Family Home Market Value Activity for the Wes-Shore for 2011:

  • Both Median and Average Prices Declined by  4.75 % and 7.8 % respectively in The Western Communities, making homes more affordable.
  • Once again only Metchosin saw average Sales Prices increase in 2011.
  • The spread between Asking Price and actual Sale Price Ratio has increased by  a very modest 1.1 %.
  • In General in The Highlands, Metchosin and other smaller communities with fewer sales Averages and Medians tend to be more impacted by a few extreme sales or events and as such a bit more caution needs to be taken in drawing conclusions from the data provided.

Greater Victoria Strata Property Listings Review 2011:

  • 224 More overall Strata Property Listings during the year, With 3+ bedroom inventory increasing the most.
  • Esquimalt, Sidney and Saanich West with the largest overall increases.
  • Victoria West with (by far) the biggest decline in Inventory.
  • Where as Langford and Victoria West saw the biggest reduction in 2 bedroom suites.
  • An overall inventory increase of slightly more than 4 % is encouraging based on the amount of inventory we have seen in previous years.

Greater Victoria Strata Property Sales Review 2011 :

  • The Total Number of Sales was down 215 from 2010 (8.9%).
  • 2 and 3+ bedroom suites sales represented the reduction in sales where 1 bedroom suites sales actually increased.
  • Sidney, View Royal and Central Saanich saw sales increase from 2010.
  • Langford had the largest decline number suites sold by 27.7% to 254.

Greater Victoria Strata Property Listings to Sales Review 2011 :

  • List to Sales Ratio’s, Reviews how many of the listings actually sell.
  • This method offers some insight in to the absorption and demand for the property types reviewed.
  • List to Sales Ratio lower than approx. 35 % for a representative sample (more than 5 % of the market place) would be considered a very slow Market and very much a Buyers Market.
  • List to Sales Ratio between approx. 35 % and 65 % are considered a Balanced and Moderate Market Place.
  • List to Sales Ratio over approx. 65% would be considered a very active Market and Would be referred to as a Sellers Market.
  • In General For Strata Properties in Greater Victoria we are seeing a Balanced Market with increased inventory a few interesting property segments, for example 3+ bedroom Demand in Sidney, Oak Bay and Central Saanich.

  • When reviewing the sales prices in General one would almost think that there was really not a lot of price changes, until one reviews the various communities and the property types.
  • The 2 bedroom segment (the most popular by the number of sales) saw their average prices increase by $ 13,777, but included in that group is an average sales price increase in Oak Bay by $ 149,987 (Based on 36 sales) while both Sooke and Central Saanich saw significant sales price drops in the same 2 bedroom average sale prices.

  • The final List Price to Sales Price Ratio indicated the negotiating room that buyers and sellers agree on actual sales….
  • This shows the eagerness and or motivation between buyers and sellers and the willingness to make deals by them.
  • The Larger the spread, the weaker the market is and should tell Sellers that buyers are not paying top dollar.
  • The closer the ratio is to 100% the more motivated buyers are to make a deal and the more likely it is for sellers to get their price.
  • With final list to sale price ratio’s within 4 % of the asking price we seem to be at or near balanced in the market between buyers and sellers of Strata Properties in Greater Victoria.

  • In Greater Victoria Days on the Market is also used to indicate what type of market we are in (provided a representative sample is used)
  • Less than 35 Days on the Market Indicates a Sellers Market
  • 35 to 75 days on the Market indicates a Balanced Market
  • More than 75 Days on the Market Indicates a Buyers Market

With All the Snow over the Past week (yes I admit it, even Greater Victoria  has snow once in a while)

Once Again, inventory in Greater Victoria is dipping (ever so slightly) we Hope to see that with improved weather conditions, that we will see potential home buyers taking advantage of the super low interest rates and affordable home options in the market.

We feel that there is a a good start to the new year, and although it is to early know how this year will turn out, early signs are that the general public feels that with the lower prices, low interest rates and good supply, that the time has come to take advantage of some of the Pfanntastic Real Estate Opportunities available in the market place in Greater Victoria.

Further confirming that there is no doubt that we see a slowly improving and strengthening marketplace in Greater Victoria, for most areas and property types in and around the lower Vancouver Island region.
