Follow The Clues

Once again, we are sharing a post by one of our favourite Home Inspectors (sorry to say that Jay is not here in Greater Victoria).

the tips and suggestions Jay makes in his excellent post about following the clues, is all about being aware as to what may be the cause of issues and potential problems in you current home and or the one that you are considering buying.

Via Jay Markanich - Northern VA Home Inspector (Jay Markanich Real Estate Inspections, LLC):

Older house, two-story ranch, where on one half the roof was raised, a third floor, with a perpendicular two-story addition, built off of one end.  The house is now L shaped.  The new section has no basement.

Outside there are two AC compressors.  That usually means one system is in the attic, but not always.

System two is speaking to me.  Follow the clues.

Clue #1 -

A tube is sticking out from the fascia under the soffit holding the roof.

The end is very rusty.

It's winter, so the AC system probably has not been used since last fall.

Under a system in the attic is a drip pan.

If the primary condensate line should clog, not uncommon in an attic, and can't discharge, the overflow would go into that drip pan.

The drip pan is usually connected to a drain pipe.

That drain pipe is usually drained outdoors, often over a window so any dripping can be seen.

If water is draining from the drip pan, it indicates that the primary line is clogged and needs attention.

Clue #2 -

Directly under the drain line above is this stain.

That could only be caused by a rusty drip.

And it just might be that said drip has been happening for some time!

A drip pan is not intended to be a long-term reservoir for water.

It is an emergency stop gap.

When water is seen dripping from the overflow tubing, one might want to pay attention to the primary condensate line at that unit!

In this case it appears that no such attention has been paid.

Alas.  That system must be really, really clogged!  And that pan must be really, really rusty!

Clue # 3 -

Once arriving at said attic HVAC system #2, it was apparent that the system was clogged!

And had been for a long time.

This system is only 3 years old.

Sometimes these systems that lay flat are not hooked up properly and either leak or the drain line opening cap is not removed.

And the system leaks entirely into the drip pan.

I don't know what to think about this one, not testing it today, but certainly it does not work and needs attention.

It could be that it has not worked from day one!

And yes, that is Tracpipe servicing the system!

My recommendation:  think logically!  Some things lead to other things.  Some clues are obvious and are easy to follow back to the source of the problem.  But follow!  Or hire a good home inspector.  He likes to follow things like this!

Oak Bay Historic Real Estate Market Trends

The Oak Bay Historical Real Estate Market Trend Graphs below indicate the following:

 

  • Oak BaySingle Family Home Average Prices (Values) Came close to $ 1,000,000 by the end of 2010, and have since seen a modest decline to approx. $ 920,000 by the end of 2011.
  • The Number of Oak BaySingle Family Homes Sold, saw a significant drop during 2010, and has a continued to soften modestly during 2011, while prices remained more or less unchanged.
  • Oak BayCondominiums (suites), Town-Homes and 1/2 Duplexes Prices (values) have seen a relatively steep increase since 2010. With only 250 listings sold over the 4 years of the sample, the Oak Bay market is easily influenced by the sales of suites in one or two new developments
  • The Number of Oak Bay Condominiums (suites), Town-Homes and 1/2 Duplexes Sold between 2010 and the end of 2011 is a bit of a jo-jo, and seems to be influenced by the introduction and pre-sales of one highly  anticipated development (Oak Bay Marina/Hotel) although there are still more strata properties sold than in 2008.

 

As to drawing possible conclusions for the Oak BayReal Estate Market from these historical real estate market results :

 

  • It would appear that the Single Family Home Market in Oak Bay with modestly declining sales price levels and continued decline in the Number of Sales, Oab Bays Single Faimily Home market will likely balance the market over the coming year to 18 months. This should caution Sellers to prepare, present and price their property accordingly unless dramatic external issues changes the typical progression)
  • As To Oak BayCondominiums (suites), Town-Homes and 1/2 Duplexes, the story is entirely different..... With the relatively sharp increase in the number of sales in Oak Bay since 2010, while prices have continued to increase, one could conclude (for Buyers) that prices are likely to continue to increase over the next 12 - 24 months. For Oak Bay Buyers, it seems to be very important to use timing (buy sooner rather than later) to your advantage as todays values for Condominiums represent the best value in the Oak Bay market today.

  • Saanich West Single Family Home Average Prices (Values) have remained just Below $ 590,000 by 2010 and have since remained mostly unchanged.
  • The Number of Saanich West Single Family Homes Sold, saw a significant drop during 2010, and have stabalized during 2011, while prices remained more or less unchanged.
  • Saanich West Condominiums (suites), Town-Homes and 1/2 Duplexes Prices (values) were highest at the end of 2009 and since have seen a very modest decline in prices, and it would appear that this decline in prices will continue for as long as the supply far exceeds the demand.
  • The Number of Saanich West Condominiums (suites), Town-Homes and 1/2 Duplexes Sold is still in a significant decline in the overall sales numbers from a high in 2009 of about 250, to approx. 150 during 2011.

 

As to drawing possible conclusions for the Saanich West Real Estate Market from these historical real estate market results :

 

  • It would appear that the Single Family Home Market in Saanich West is now at a Price Level and Number of Sales that we would consider it a balanced market which is likely to remain for the coming year to 18 months. This is offering both Sellers and Buyers the confidence that buying or selling, it is unlikely that values and number of sales will dramatically changes for the next 12 to 24 months (unless dramatic external issues changes the typical progression)
  • As To Saanich West Condominiums (suites), Town-Homes and 1/2 Duplexes, the story is entirely different..... With the relatively sharp drop in the number of sales in Saanich West since 2009, while prices initially remained the same, one could conclude (for Buyers) that prices are likely to continue to soften over the next 12 - 24 months. For Sellers, it would be very important to ensure that serious considerations is given to Pricing, presentation and marketing to ensure that your property is truly showing (to the fewer buyers) that it represents the best value in the market today.

After a very Wet Week, we hope that spring will show its brighter side for the coming week in Greater Victoria, a few blossoms are starting to show in the trees and we are starting to see slightly more For Sale Signs and sales Activity all over Greater Victoria.

For this 3nd week of February, and better than average weather (al be it with lots or rain), it would appear that our typical spring rally may have started a little early...with 283 new listings for the week the signs are starting "Pop Up" just like the flowers, and 189 reported pending and completed sales for the week..

There are Pfanntastic opportunies available for home buyers, NOW is the right time for buyers to secure a mortgage rate hold as there are some indications that lenders (not the bank of Canada) may be raising some fo their rates.

It appears that the general public feels that with the lower prices, low interest rates and good supply, that the time has come to take advantage of some of the Pfanntastic Real Estate Opportunities available in the market place in Greater Victoria.

Attendance at Open Houses is very good and Further confirms a slowly improving and strengthening of our marketplace in Greater Victoria, for most areas and property types in and around the lower Vancouver Island region.

Once again we need to point out in our weekly review the number of Price Changes for the Week.......171 Price Changes in one week,(read mostly price reductions).

  • If The Number of Properties Removed from the Market Exceeds the New Inventory for a longer period of time (3-4+ months) the market is active, and prices will level and eventually increase.
  • When The Number of Properties Added to the Inventory Exceeds the Number of Properties Removed from the inventory for a longer period of time (3-4+ months), the market is slowing down and prices will remain level or likely reduce.
  • Monitor our Victoria Real Estate Daily Market Watch over a period of time and you can easily see how the Victoria Real Estate Market is progressing.

The data below is very area specific information, however we would not suggest to use this information to establish the value of any one property, as there just too many details that can and often will affect the value of a property.

For many the use of Historical Market Trends offers the proper perspective to analyze long term trends in any market place and determine how secure and safe guarded a long term real estate investment  will be in any location.

The City of Victoria Historical Real Estate Market Trend Graphs below indicate the following:

  • City of Victoria Single Family Home Average Prices (Values) have nudged just over the $ 600,000 by 2010 and have since remained mostly unchanged.
  • The Number of City of Victoria Single Family Homes Sold, saw a significant drop during 2010, and has a continued softening during 2011, while prices remained more or less unchanged.
  • City of Victoria Condominiums (suites),  Town-Homes and 1/2 Duplexes Prices (values) Spiked in 2010 and since have seen about ab 8% decline in prices, and it would apear that this decline in prices will continue for as long as the supply far exceeds the demand.
  • The Number of City of Victoria Condominiums (suites),  Town-Homes and 1/2 Duplexes Sold is still in a significant decline in the overall sales numbers from a high in 2009, although there are still strata properties sold than in 2008.

As to drawing possible conclusions for the City of Victoria Real Estate Market from these historical real estate market results :

  • It would appear that the Single Family Home Market in City of Victoria is now at a price level that the Number of Sales is likely will balance the market over the coming year to 18 months. This is offering both Sellers and Buyers the confidence that buying or selling, it is unlikely that values and number of sales will dramatically changes for the next 12 to 24 months (unless dramatic external issues changes the typical progression)
  • As To City of Victoria Condominiums (suites),  Town-Homes and 1/2 Duplexes, the story is entirely different..... With the relatively sharp drop in the number of sales in City Of Victoria since 2009, while prices initially continued to increase, one could conclude (for Buyers) that prices are likely to continue to soften over the next 12 - 24 months. For Sellers, it would be very important to ensure that serious considerations is given to Pricing, presentation and marketing to ensure that your property is truly showing (to the fewer buyers) that it represents the best value in the market today.

Wood Pellet Stove Chimney - Up Periscope!

Wood Stoves and Pellet Stoves are Very Popular in and around Greater Victoria, so when I came across this Pfunny yet very scary post by one of our favourite Home inspectors I had to share it with our Greater Victoria Readers......

The issues with this particular property were pretty obvious, but often times, it is not so easy to find out how "creative" some well intended Handy Men (or women) go about making "improvements"

Via Jay Markanich - Northern VA Home Inspector (Jay Markanich Real Estate Inspections, LLC):

Creativity never ends!  But you never want to hear:  Wood pellet stove chimney - up periscope!

Of all the things to play fast and loose with, wood stove and pellet stove chimneys would not be one of them!

The pellet stove is in a bedroom!

No protection against the wall, no hearth on the floor, kind of jammed into a hallway between the bedroom and house.

It is right in front of a window.

There is nothing, and that is NOTHING, safe about its installation.  Or professional.

The exhaust "chimney" exits out back.

It goes straight through the wall, just behind the small soffit (about 14"), to turn 90 degrees straight up!

It goes up about 12' to turn and exhaust out of what is intended to be a bathroom vent.

Fortunately the bathroom vent is metal!

And, to make it safe, the flap was removed on that vent opening so the heat could simply leave.

The tubing, not made for a wood or pellet stove chimney application, is secured by strapping and screwing it to a 2x4.

That 2x4 is buried in the ground, and screwed to the gutter for its own support.

If this looks familiar, about 10' away on the roof is this dryer vent coming through the roof.

Yes, that's the same guy!

This guy is nothing if he is not consistent!  And consistency counts!

I bet he was fun in chemistry class in high school! 

He surely made for a fun inspection.  And a scared buyer!

She ran away from this house like the Monte Python troop running from the attack rabbit!

My recommendation:  sometimes things in houses are consistent.  But it is probably best to see the consistency fall on the side of professionalism and proper installation, with a permit here and there.

Home sellers can create spaces that appeal to prospective buyers by employing a little psychology and by engaging the 5 senses......You see, our brain takes all the sensory data it receives and transforms it into feelings and those feelings can be either overwhelmingly positive or overwhelmingly negative.  

The clever use of design elements in a home for sale can help sellers engage the senses of their prospects and thus trigger the desired positive emotional response.  Last week in, Love at First Sight, I discussed ways sellers can engage the sense of SIGHT to elicit desirable feelings in home buyers.  Today I'll cover the sense of smell.

the nose knowsBuyers react very emotionally to what they smell and this fact that is often overlooked and minimized by home sellers.   The scent of a home can trigger strong emotional reactions - either creating uplifting, harmonious feelings or causing prospects to walk away (and not tell you why). Engaging the sense of smell is a powerful yet misunderstood and often misused tool.

The first and most important thing sellers can do is to identify and eliminate the odors in their home that buyers might find offensive.  This is often hard for home sellers to do because we tend to grow so accustomed to the way our home smells, that we don't even notice it.  Enlist the help of a friend who you trust will be honest and ask your friend to tell you what he/she smells the moment they walk into your home.   

Common pet odors can be a huge turn off to buyers. Since no one will find your pet as charming as you do,  consider relocating your pet while your home is on the market.  If that's not possible, thoroughly clean litter boxes, crates and other areas where your pet(s) spend the most time.  Odors can get trapped in carpets, upholstery and draperies, so consider getting these professionally cleaned.  

Musty odors can cause buyers to assume a moisture or mold problem exists. Other strong odors could indicate a plumbing issue or a pest infestation.  Identifying the root cause of these kinds of issues can be quite difficult so consider getting a pre-sale home inspection. The odor will not go away until the problem is addressed.  Avoid the use of artificial air fresheners, scented candles and incense - your prospects could be allergic and they might be very suspicious of what you're trying to cover up.   

Avoid cooking smelly and unusually spicy foods while your home is on the market as these offensive odors can often linger for days.  Enlist the help of Mother Nature - open windows as often as you possibly can to allow plenty of fresh air to circulate through your house.  Use aromatherapy as an effective tool to eliciting a positive response to your home by spraying essential oils mixed with water (these work much better than chemical deodorizers).   

Remember: the scent of sage can cause the feeling of euphoria while chamomile and lavender can have a calming effect. Marine scents (think salty sea air) can refresh us while spice and wood scents bring warm thoughts. The scent of something baking in the over can also create a warm and nurturing feeling.  If you're going to bake cookies to make your house smell good while it is being shown- leaving a plate out to share with your prospects will surely make them feel welcome!
