The City of Victoria Historical Real Estate Market Trend Graphs below indicate the following:

• City of Victoria Single Family Home Average Prices (Values) have nudged just over the $ 600,000 by 2010 and have since remained mostly unchanged.
• The Number of City of Victoria Single Family Homes Sold, saw a significant drop during 2010, and has a continued softening during 2011, while prices remained more or less unchanged.
• City of Victoria Condominiums (suites),  Town-Homes and 1/2 Duplexes Prices (values) Spiked in 2010 and since have seen about ab 8% decline in prices, and it would apear that this decline in prices will continue for as long as the supply far exceeds the demand.
• The Number of City of Victoria Condominiums (suites),  Town-Homes and 1/2 Duplexes Sold is still in a significant decline in the overall sales numbers from a high in 2009, although there are still strata properties sold than in 2008.

As to drawing possible conclusions for the City of Victoria Real Estate Market from these historical real estate market results :

• It would appear that the Single Family Home Market in City of Victoria is now at a price level that the Number of Sales is likely will balance the market over the coming year to 18 months. This is offering both Sellers and Buyers the confidence that buying or selling, it is unlikely that values and number of sales will dramatically changes for the next 12 to 24 months (unless dramatic external issues changes the typical progression)
• As To City of Victoria Condominiums (suites),  Town-Homes and 1/2 Duplexes, the story is entirely different..... With the relatively sharp drop in the number of sales in City Of Victoria since 2009, while prices initially continued to increase, one could conclude (for Buyers) that prices are likely to continue to soften over the next 12 - 24 months. For Sellers, it would be very important to ensure that serious considerations is given to Pricing, presentation and marketing to ensure that your property is truly showing (to the fewer buyers) that it represents the best value in the market today.

2011 can be summarized as a transtition year for most of Greater Victoria Real Estate, in which some real estate segments and certain pockets within Greater Victoria saw improvements, where others are seeking a new balance in real estate values, sales and buyers expectations.

Early Reminder for Victoria, BC Kindergarten Registration for Children Born 2007

Victoria BC, What is in a Name.

Victoria, BC finds it roots in 1843 with the building of a Trading Post by the Hudson Bay Company.

However the Trading Post that was to become Victoria was initially called Fort Camosun, after the name given to the inner harbour by the local First Nation People.

The Naming for the Trading Post then took a another side step and was called Fort Albert, after Queen Victoria's husband, Prince Albert, by the Chief trader for the Hudson Bay Company (Charles Ross).

However this name did not sit well with the big bosses at HBC's Northern Department, and they renamed the Trading Post to Fort Victoria.....

For a year or so all three names where used until the head ofice of the Hudson Bay Company made a final ruling that the Fort was to be named after the Queen herself and was formally decidated in December of 1843.

From the initially small settlement around the Fort, a townsite was laid out in 1851 - and by 1852 the town saw its final  name change to what we now know as Victoria.

Life In Victoria BC,........ well, it's all Duckie!

Linda and I went for a peaceful little walk, just down to Beacon Hill Park,  near the Ocean in Victoria. Beacon Hill Park is one of our most Favourite Parks in Victoria, BC.

This being October 2011, and many areas in North America are reporting winter and or fall storms, we wanted to take advantage of the remaining beautiful days left in the Fall season.

We can report and confirm that everything is Duckie in the Park, and all over Victoria.

The Areas and Neighbourhoods Forming The City of Victoria BC Are :

The City of Victoria  is an independent Municipality, and is often confused with meaning the entire Greater Victoria area, Named after Queen Victoria Victoria is the Seat for our British Columbia Provincial Government.

Summary Review of the City of Victoria  Single Family Homes Graph's Provided:

• Compared to the same month Last Year (Slide 1) most Neighbourhoods in The City of Victoria show that Median Prices are holding, The Rockland area remains the highest median priced area in City of Victoria
• The Spread between Average list and sales Prices in City of Victoria (slide 2) Year to Date, are very close Year to Date, for most areas indicating that sellers are really taking note of their Realtors Recommendations. The slightly bigger spreads between asking and sales price averages are typical of the highest price ranges
• The 3 year list to sale price average review for the City of Victoria in Slide 3, When asking and sales prices came very close in June 2011, the reaction is almost immediate, (the buyers backed right off and sellers raised their expectations. We caution sellers to not get to optimistic in their expectations (as the Graph also shows) higher asking prices do not result in higher sales prices.
• With slide 4 one can clearly identify the end of the boom period in in 2008 and the sharp increase of inventory and overall decline in number of sales in The City of Victoria, this relatively high spread is keeping prices level within the City of Victoria, as such there may be some excellent Buyer Opportunities).
• The Last Slide Reviews the past 3 years listing inventory levels and projects the number of months worth of inventory available in the City of Victoria indicating that Victoria inventory levels are just nudging towards a buyers market, but has maintained a mostly blalnced market for a considerable period of time.

Victoria BC, Inner Harbour Photo Gallery.

Although we are pretty sure that Victoria's Inner Harbour is the most Photographed location on Vancouver Island, we wanted share some of our recent pictures with you.
The Inner Harbour is not the Business heart of Victoria, but it is very much it's soul.......

If there is ever an event,  of any type to be held in Victoria, most people would want it to be in the Inner Harbour, not just because of its convenience to so many, but mostly because is is so amazingly beautiful.

Approaching from the water or from any of the surrounding roads, in our eyes, there are not many other places in the world that can rival with the combination of history, architecture, color, light, accessibility, ambiance.

We often see people to go Wow, the first time they arrive to Victoria by boat, plane, bus, car or walking and soak in the beauty of what we refer to as our little corner of Paradise.......
We just might be a little biased about Victoria and it's Inner Harbour, so please let us know what you think.......
