As the slides of our Year in Review show,

  • Esquimalt had 43 more listings and 3 more sales for the 2011 year compared to 2010.
  • A very slight increase for the average time it takes to sell a home in Esquimalt to 50 days
  • A bit more concerning is the decline in the number of the active listings selling to  a bit over 43% of homes listed actually selling in Esquimalt.
  • Average and Median Prices in Esquimalt, did decline slightly by respectively 1 and 2 % 
  • The average spread between asking price and selling price also increased slightly.

 In summary, in order to sell in a timely manner in Esquimalt, price, condition of the home and the overall presentation is very important to the overall outcome of the marketing effort, and even then not all listing will sell.

Esquimalt BC is Home to One Of Canada's Navy Bases and its location offers many historic and natural sites of significance in the Greater Victoria Area on Vancouver Island.

Summary Review of the Esquimalt BC Single Family Homes Graph's Provided:

  • Compared to the same month Last Year (Slide 1) most Neighbourhoods in Esquimalt BC show that Median Prices are doing a bit of a flip flop dependent on the Neighbourhood. The Kinsman Park area remains the highest median priced area in Esquimalt BC. (some areas did not report enough sales to be included in this information).
  • The Spread between Average list and sales Prices in Esquimalt BC (slide 2) Year to Date, are relatively close for most areas indicating that sellers are really taking note of their Realtors value Recommendations. (a spread of 1 to 3 % is considered a typical and healthy spread between asking and selling price.
  • The 3 year list to sale price average review for Esquimalt BC in Slide 4, indicates that the recent drop in sales price averages has not (yet) pulled the asking prices down. We caution sellers to not get to optimistic in their expectations (as the Graph also shows) higher asking prices do not result in higher sales prices.
  • With slide 5 one can clearly identify the end of the boom period in in 2008 and the sharp increase of inventory and overall decline in number of sales in Esquimalt BC, this relatively high spread is keeping prices level and on the decline in Esquimalt BC and although Real Estate is being sold in good numbers in the area Inventory is remaining very high. (read Buyer Opportunities).
  • The Last Slide Reviews the past 3 years listing inventory levels and projects the number of months worth of inventory available in Esquimalt BC. The Peeks and Valley seem to run parallel with the end of the month when most sales are recorded. With current inventory trends in Esquimalt we are in a Buyers Market in Most of Esquimalt BC for single Family Homes at this time, However by the end of November Inventory will drop off substantially for the holidays.

Located about five minutes west of downtown Victoria, Esquimalt was settled as an agricultural area to provide agricultural products to the forts in the area. Today it is a vibrant community with some of the world’s finest natural harbours. One of the most notable features of the area is the naval base, home of the Royal Navy’s Pacific Squadron, which was established in 1865. The naval base is the largest employer in the Esquimalt. During September The Greater Victoria Real Estate Market in General continues to be soft and, the Esquimalt Single Family Home Real Estate Market is no different. With low interest rates, good supply and inventory, Esquimalt offers some  very good single family home, Town-home and Condominium  home buying opportunities.

The Statistics below, will offer you many different ways to review and analyze the current market conditions and activity in the area, also interesting to note is to compare this year with last years, activity, prices and other stats. A few observations from the Esquimalt Condominium  information provided for the past month;

  • Although the number of Single Family Home sales in Esquimalt year to date are still substantially lower than a year ago (129 vs 92) down by 37 home sales), for September the number of sales this year where identical to 2009 (9 ) 
  • The average monthly sales prices for Single Family Home in Esquimalt continues to be below those of the same months in 2009,  September 2010 did see Average Single Family Home sales price of $ 451,000 which is $ 65,000 (13%%) below sales prices of  2009. 
  • 6 month Average Sales Prices between 2009 and 2010 indicate that today's prices are still a bit higher than 2009 by about 1%  (2009 $ 483,000 - 2010 $ 488,000).
  • There are currently 25 Single Family Home Listings available for sale in Esquimalt and with the reported 9 sales in the past month at current inventory and sales inventory, there is less than 3 months of inventory. 
  • As such the Esquimalt Single Family Home Market appears to be recovering to now a balanced market place. If the current absorption levels are sustained for the next 3 months we can speak of a trend towards sustained recovery.
  • If you hope to buy a Single Family Home at the lowest price in Esquimalt (and possibly for other core areas in Greater Victoria), this is possibly a great time to seriously explore your options. 
  • It appears that we are nearing or have reached the possible bottom of the Esquimalt Single Family Home market.

During September The Greater Victoria Real Estate Market in General continues to be soft and, the Esquimalt Condominium Real Estate Market is no different. With low interest rates, good supply and inventory, Esquimalt offers some  very good single family home, Town-home and Condominium  home buying opportunities.

The Statistics below, will offer you many different ways to review and analyze the current market conditions and activity in the area, also interesting to note is to compare this year with last years, activity, prices and other stats. A few observations from the Esquimalt Condominium  information provided for the past month;

  • Although the number of Condominium sales in Esquimalt are still substantially lower than a year ago, the gap is not as large as it has been.
  • The average monthly sales prices for Condominiums in Esquimalt continues to be below those of the same months in 2009,  September 2010 did see Average Condominium sales price of $ 279,000 which is $ 14,000 (5%) below sales prices of  2009. 
  • 6 month Average Sales Prices between 2009 and 2010 indicate  that today's prices are still a bit higher than 2009 by about 8%  (2009 $ 264,000 - 2010 $ 286,000).
  • There are currently 50 Condominium Listings available for sale in Esquimalt and with the reported 5 sales in the past month at current inventory and sales inventory, there is 10 months of inventory. 
  • As such the Esquimalt Condominium Market appears to be showing some signs of recovering  and could be in a  balanced market place within the next few months. If the inventory continues to decline for the next few months we can speak of a trend towards a balanced market, ta this time it would appear that averaged and higher end condominium Prices are likely in need of some downward adjustment still to start seeing a sustained recovery.
  • If you hope to buy a Condominium at the lowest price in Esquimalt (and possibly for other core areas in Greater Victoria), this area will possibly offer some seriously excellent options. 
  • It appears that we are nearing the possible recovery of the Esquimalt Condominium market over the next few months.

In today's review we focus on the Esquimalt  near Victoria and analyze how the current and recent sales prices relate to original list prices for the 3 key property types, single Family homes, Strata Condominiums as well as Town-homes & Duplexes.

In Esquimalt the very limited number of sales are a significant indicator of lack of demand in an area at this time. This does not mean the area is not appealing or desirable, just that buyers are clearly very particular as to where they will or will not buy given the options at their given budget.

With only 57 total reported MLS sales in Esquimalt since June 22, 2010 and hundreds currently for sale, it is typical that the sales to list price ratio spreads will be much more dramatic.

When there are limited number of sales for any specific property type or price range is still interesting, however not reliable to determine trends or market direction.

 In Esquimalt the sales to list price ratio's as well as the number of days on the market indicates that except for Medium priced Town-homes and Duplexes the Esquimalt market place is favoring buyers at this time.

When we compare Esquimalt with the entire Core area of Greater Victoria we know that Esquimalt sales are slower (take longer) and are showing an distinct wider spread between asking and sales price.  Please compare the Esquimalt Sales to Listing ratio results in this blog with results with those we published recently for the Greater Victoria Area (follow the link)

Hence we would expect prices for Esquimalt  Real Estate, for  Lower,  Mid and High end Condominiums, Town-Homes and Single Family Homes to continue to decline somewhat for the next period of time, until such time buyer confidence returns and we are seeing a return to sales to list price ratio's at or near the 96 to 98 % and sales occurring within 45 to 60 days from listing date.

At the bottom of this blog post is our interpretation of what represents a sellers, balanced or buyers market conditions.

Esquimalt Sales to List Price Ratio

Given a reasonable sample of number of properties available, similar property types, price ranges and locations and time frame we offer the following ways to determine strength and or weakness in the market place.

Days on the market means the number of days between the property being listed and the date of a subject free (unconditional) sales contract existing. (it does not reflect the moving date or the date a contract with conditions (subject too's) was entered in to).

We typically consider Sales to List price ratios of 98% or higher of the listing price as a good indicator of a healthy to strong sellers market. particularly when combined with less than a 45 days on the market average.

Sales to List price ratios between 96 to 98% off the listing price and selling within the 1st 45 days on the market we consider as a balanced market.

Sales to List Price ratios lower than 96% of the listing price and selling in more than 45 days are a good indication of a buyers market.

If you served overseas during the Second World War or during the Korean War, then you should call Veterans Affairs (1-866-522-2122).  This applies to both male and female veterans.  It is estimated that only 40 per cent of the veterans who qualify for benefits are receiving them.  Even if you did not qualify before, you might qualify now.  If during the Second World War you were in the military but you did go overseas, you too may be eligible for benefits.  When you call the toll free number listed above, your call is documented and assigned the most appropriate Veterans Affairs staff person.  If you do qualify for benefits then they may be retroactive to the date of your call.  If you do not qualify then the date of your call is still recorded and may be used if eligibility requirements change in the future.
