Saanich WEST is Part of the District Of Saanich, and is Geographically the largest Municipality in the Greater Victoria Area on Vancouver Island.

Summary Review of the Saanich WEST Single Family Homes Graph's Provided

  • Compared to the same month Last Year (Slide 1) most Neighbourhoods in Saanich WEST show that Median Prices are holding, with a few extremes (often caused by some sales having either very high or very low prices) The Elk Lake remains the highest median priced area in Saanich WEST.
  • The Spread between Average list and sales Prices in Saanich WEST (slide 2) Year to Date, are very close Year to Date, for most areas indicating that sellers are really taking note of their Realtors Recommendations. The huge gabs in Elk Lake and Prospect Lake Area is due to a few very high priced listings that remain on the market, and are skewing their averages
  • The 3 year list to sale price average review for Saanich WEST in Slide 4, clearly indicates that the current very small spread between asking and sale price averages will likely be followed by a relatively sharp rise in asking prices over the next while, and we caution sellers to not get to optimistic in their expectations (as the Graph also shows) higher asking prices do not result in higher sales prices.
  • With slide 5 one can clearly identify the end of the boom period in in 2008 and the sharp increase of inventory and overall decline in number of sales in Saanich East, this relatively high spread is keeping prices level and although Real Estate is being sold in good numbers in Saanich West Inventory is remaining vey high. (read Buyer Opportunities).
  • The Last Slide Reviews the past 3 years listing inventory levels and projects the number of months worth of inventory available in Saanich WEST. After some declines in inventory earlier this year, we are clearly in a Buyers Market in Most of Saanich West for single Family Homes at this time, provided sales are remaining at current leves, we will return to a balanced market soon..

The overall softening in the Victoria Real Estate Market in General continues with continued low number of sales. The  Saanich West Single Family Home Real Estate Market is no different. This market adjustment is very moderate and is offering buyers great opportunities and selection of all home types at reasonable prices. 

The Stats below, will offer you many different ways to review and analyze the current market conditions and activity in the area, also interesting to note is to compare this year with last years, activity, prices and other stats. A few observations from the Saanich West Single Family Home information provided for market activity during the past month;

  • Although the number of sales is still lower than a year ago, the gap is not as large as it has been. ( August 2009, 37  - September 2009, 37  vs August 2010, 16 - September 2010, 26)
  • Average monthly sales prices are slightly below those of the same months in 2009,  September 2009 was $ 533,000 vs  September 2010 now $ 526,000 ($ 7,000 below last year). 
  • 6 month Average Sales Prices between 2009 and 2010 show that the more meaningful average prices show a substantial higher level 2010. (2009 $ 519,000 - 2010 $ 571,000) and increase of $ 52,000 or 10% from 2009.
  • There are currently 110 Single Family Home Listings available for sale in Saanich West and with the reported 26 sales in the past month at current inventory and sales inventory, there is slightly over 4 months of inventory. As such  the Saanich West Single Family Home Market appears to be recovering to now a balanced market place. If the current absorption levels are sustained for the next 3 months we can speak of a trend towards sustained recovery.
  • If you hope to buy a Single Family Home at the lowest price in Saanich West (and possibly for other core areas in Greater Victoria), this is possibly a great time to seriously explore your options. 
  • It appears that we are nearing the possible recovery of the Saanich West Single Family Home market.

  • After a few months where average monthly sales prices where below those of the same months in 2009,  September 2010 did see sales price averages above sales prices of 2009. 
  • 6 month Average Sales Prices between 2009 and 2010 are almost at the same levels. (2009 $ 271,000 vs. 2010 $ 275,000).
  • There are currently 34 Condominium Listings available for sale in Saanich West and with the reported 8 sales in the past month at current inventory and sales inventory, there is slightly over 4 months of inventory. As such  the Saanich West Condominium Market appears to be recovering to now a balanced market place. If the current absorption levels are sustained for the next 3 months we can speak of a trend towards sustained recovery.
  • If you hope to buy a Condominium at the lowest price in Saanich West (and possibly for other core areas in Greater Victoria), this is possibly a great time to seriously explore your options.

Saanich West  Real Estate List to Sale Price Ratio Review

Saanich West In today's review we focus on the Saanich West area   near Victoria and analyze how the current and recent sales prices relate to original list prices for the 3 key property types, single Family homes, Strata Condominiums as well as Town-homes & Duplexes.

In Saanich West  the number of sales are a significant indicator of lack of demand in an area at this time. Saanich West offers a good cross selection of all types of property available and sold in the current market place, with good property diversity and a great many options of price ranges.

With  100 total reported MLS sales in Saanich West since June 22, 2010 and hundreds currently for sale, Saanich West is proportionally one of the more active areas in the Greater Victoria area.

This is reflected  in a near balanced market in the Lower end single family homes and a balanced to seller market results in Mid Price range Town-homes & Duplexes.

Middle and High End Price Range Single Family as well as Condominiums are clearly in a Buyers Market with substantial sales price spreads from the original listing prices (93 - 94 %). One small consolation in Saanich West is that  the number of days from  listing to an actual sale is relatively short ( 38 - 55 days). In general Town-Homes and Duplexes in Saanich West are doing reasonably well with  healthy sales to list price ratio's and solid to quick sales results.

We would suggest to compare the Saanich West  results with those we published recently for the Greater Victoria Area (follow the link)

Hence we would expect prices for Saanich West  Real Estate, as far as Lower,  Mid and High end Condominiums, Town-Homes and Single Family Homes to continue to decline somewhat for the next period of time, until such time buyer confidence returns and we are seeing a return to sales to list price ratio's at or near the 96 to 98 % and sales occurring within 45 to 60 days from listing date.

At the bottom of this blog post is our interpretation of what represents a sellers, balanced or buyers market conditions.

Saanich West Sales to Listing Price ratio

As always we caution you to make any assumptions from general market reviews in relationship to your own property and or properties that you might be considering to purchase in the future. If you have any questions, concerns or observations about this review please do not hesitate to contact us.

Earlier this week we published our Greater Victoria Real Estate List to Sale Price Ratio Review, in it we took a birds eye view of the Victoria market place without splitting out any one geographic area. this blog can be viewed here.

When there are limited number of sales (3 or fewer) for any specific property type or price range the information  is still interesting, however not reliable to determine trends or market direction.

Given a reasonable sample of number of properties available, similar property types, price ranges and locations and time frame we offer the following ways to determine strength and or weakness in the market place.

Days on the market means the number of days between the property being listed and the date of a subject free (unconditional) sales contract existing. (it does not reflect the moving date or the date a contract with conditions (subject too's) was entered in to).

We typically consider Sales to List price ratios of 98% or higher of the listing price as a good indicator of a healthy to strong sellers market. particularly when combined with less than a 45 days on the market average.

Sales to List price ratios between 96 to 98% off the listing price and selling within the 1st 45 days on the market we consider as a balanced market.

Sales to List Price ratios lower than 96% of the listing price and selling in more than 45 days are a good indication of a buyers market.
